Project Overview
J-U-B has worked closely with Granger-Hunter Improvement District (GHID) over several years on the re-design of GHID’s 13-acre administrative building site. The effort began with the development of a comprehensive site master plan, with the project strategically divided into multiple phases to address cost concerns and allow for phased implementation.
Phased Development
Flexibility and collaboration were key as the project evolved through several phases, requiring adjustments along the way.

Phase I included re-grading, new curb and gutter installation, and new asphalt driveways and parking lots on the north, south, and adjacent areas around the administrative building.

Recent phases involved landscaping and signage improvements adjacent to the south side of the building, enhancing the site’s visual appeal and functionality.
Master Plan Highlights
The overall master plan focused on:

Enhancing site access and circulation

Minimizing lawn areas to conserve water

Incorporating Low-Impact Development (LID) stormwater management in new parking lots

Improving pedestrian and vehicular flow

Creating an entrance plaza/gathering space

Adding entry signage and water-wise landscaping with irrigation upgrades
Demonstration and Teaching Garden
J-U-B’s landscape architecture team completed design and construction administration services for 2.2 acres, which now feature a residential-scale demonstration and teaching garden. This garden includes:

A large pavilion representing a home

Front and back yard spaces with a patio

Synthetic turf and low water-use natural lawn

Vegetable garden area and play set

Attractive xeric landscaping
Other Improvements
The final 1.2 acres of lawn on the site are planned for conversion to xeric landscaping during GHID’s 2023 fiscal year (Phase III), further supporting sustainable water use and completing the vision for the campus re-design.
