OVERVIEW

Mace River Ranch is a 192-acre master planned community set along the Boise River adjacent to downtown Eagle, Idaho. At full build-out, Mace River Ranch will include 218 home sites, a community center, 11 ponds with water front lots, 2.5 miles of onsite trails, a1 mile long greenbelt extension and a 40-acre nature preserve.

The Issues. One of the main issues with developing this site for the client was that nearly the entire site was within the floodplain and the groundwater was only a couple of feet below the existing ground surface.

Addressing the Issues. J-U-B was able to mitigate the development issues by designing a series of interconnected ground water ponds throughout the site. The material that was excavated from the ponds was used as fill for the roadways and building pads, raising the finish ground surface and creating buildable lots.

Results and Benefits.  Mace River Ranch is a walkable community adjacent to downtown Eagle but also connected to the 20 mile Boise River Greenbelt Trail allowing residents to walk,  run and bike all the way to downtown Boise and Lucky Peak Reservoir.

Unique and Memorable.  The Gardner company acquired this property from the Mace Family, whose ancestors were homesteaders on Eagle Island in 1887.  The wildlife preserve is being restored it’s pre-1887 condition.
