Hansen Park is a 780 acre master planned residential community in the heart of the Tri-Cities (Kennewick, Pasco and Richland, Washington). It has multiple land uses including single family residential, apartments, elementary and middle schools, neighborhood commercial, office, senior and assisted living. Amenities include a beautiful man-made lake, walking trails, common areas and the largest public park in the City of Kennewick.
The Issues: The property was a 50 year old complex of productive orchards located on hillsides and rolling slopes in a county that had become encroached upon by residential development and growth of the City limits. The Hansen family decided it was time to transition the property to a higher and better use, and they wanted the help of J-U-B Engineers to create a legacy development for the community.
J-U-B took a blank slate and led the land use and capital facilities planning for the entire property and facilitated the entitlement process for a Developer Agreement with the City for annexation of the first 340 acres. Since then J-U-B has provided all of the engineering and surveying of the subsequent infrastructure development.
The Results and Benefits: Hansen Park is one of the most desirable neighborhood communities in the Tri-Cities.
